Developments

The buildings we’re making now.

We develop a few buildings at a time, each with an architect chosen for its site. Follow them from planning to handover.

03

C1

Our approach

We begin every project with a drawing and a long walk.

Before we buy a site or take on a home, we walk the streets around it at different times of day, then draw what we find: where the light falls, what the neighbours see, how people will arrive. The drawing decides whether we go ahead.

01

Architecture first

We work with architects from the first sketch and keep them involved until the keys change hands.

02

Place before postcode

We choose locations for daily life — light, quiet, a good walk to the shops — before resale value.

03

Built to be repaired

Lime, oak, brick and stone: materials that age well and can be mended rather than replaced.

Ownership

Owning well is a long game.

We would rather help you buy the right home slowly than any home quickly. Here is how we approach a purchase, whether it’s a family house or a first investment.

01

Diligence before desire

We commission surveys, read the planning history and check the title before we recommend a home, and share everything we find.

02

Costs in plain sight

Service charges, reserve funds and running costs are explained in writing before you commit, not after you have fallen for a view.

03

Stewardship after handover

On our own developments we stay involved after the keys change hands, with an aftercare period and a named contact.

04

Independent advice

We will always encourage you to take your own legal and financial advice. We don’t sell mortgages or investment products.

Nothing on this website is financial advice. Property prices can fall as well as rise, and past performance is not a guide to future returns.

We’d seen forty houses before we found ours on the Rise. Elliot was the only person who told us what was wrong with the ones we liked.

Buying before the house was finished made us nervous. Tomás walked us through every stage, and the finished house matched the drawings down to the door handles.

Hana understood what a maker needs from a space: power, light and a door wide enough for a sheet of timber.
