Our approach

How we choose, design and sell a home.

The same few principles guide a restoration, a new building and a single listing. This is what they look like in practice.

Four stages

Four stages, one standard.

Whether we’re developing a building or selling someone else’s home, the work follows the same order.

01

Site

We read a place before we draw on it: its history, its light, its neighbours and its planning record. For a listing, that means visiting, measuring and asking awkward questions.

02

Section

Height, light and air come first. We test how the sun reaches each room through the year before we fix a single wall, and we’d rather lose a room than lose the light.

03

Plan

Rooms are sized for the furniture people actually own, with storage designed in and corridors kept short. Every listing gets a measured plan drawn to the same standard.

04

Key

Handover is a beginning. Buyers in our developments get a home manual, a named contact and an aftercare visit once they’ve lived through a season.

Materials

Materials that age well.

Lime, timber, brick and stone, chosen for how they weather rather than how they photograph on the first day. We publish the specification for every development, so you know exactly what you’re buying.

Questions

Questions we’re often asked.

Something else on your mind? Ask us directly and we’ll reply within two working days.

No. When we sell a home for its owner, our fee is paid by the seller. Homes in our own developments carry no agency fee at all.

Yes. Any listed home can be viewed by video call with the agent responsible for it. Use the viewing form and choose a video call.

We list homes we’d be happy to live in ourselves: well planned, well built and honestly priced. We turn down more than we take on.

No. We’ll explain running costs and how a purchase works, but we always recommend independent financial and legal advice.

Homes in our developments come with an aftercare period and a named contact. For homes sold through our agency, we’re glad to recommend local trades.

Yes. Request a valuation and an advisor will visit, measure and send a written appraisal with a suggested asking price. It’s an opinion, not a guarantee of sale price.
