Developments
Buildings made slowly, for the long term.
We develop a few buildings at a time: restorations, conversions and new homes on brownfield sites. Every project shown here is fictional demonstration content.

How a project unfolds
From first drawing to handover.
Every project moves through the same five stages. Each development page shows where it stands now.
Stage 01
Planning
Site studies, conversations with neighbours and a planning application. Usually the longest stage, and the one that shapes everything after it.
Stage 02
Groundworks
Demolition where it’s needed, foundations and drainage. Most of the work is below ground and most of the noise is in these months.
Stage 03
Structure
Frame, floors and roof. The building reaches its full height and is made weathertight before work moves inside.
Stage 04
Interiors
Services, plaster, joinery and finishes. Show homes open and buyers can visit by appointment.
Stage 05
Handover
Inspections with each buyer, completions and keys. Our aftercare period begins on the day you move in.
Timescales vary from project to project and depend on planning decisions, weather and supply. Dates on development pages are estimates, not commitments.

Sites and buildings
Have a site or a building in mind?
We work with landowners, councils and community groups on buildings that deserve a second life, and on small sites that a larger developer would overlook. If you have one in mind, we’d like to hear about it.
